About Stamp Duty Guide

This site exists because working out what stamp duty you actually owe was harder than it needed to be. The existing calculators were slow, plastered in ads, sometimes wrong on the detail that matters (the first-time buyer cliff at £500,000, the additional-property surcharge changes, what stacks on what for non-UK residents). The official calculator on gov.uk is technically accurate but does not show you the band-by-band working, and the third-party tools that do show the working are buried under tracking and affiliate promotion.

So we built this.

What this site does

Stamp Duty Guide is a fast, accurate calculator for UK Stamp Duty Land Tax. It covers:

  • Standard residential rates for England and Northern Ireland
  • First-time buyer relief and the £500,000 cliff
  • The 5% additional property surcharge (in effect from 31 October 2024)
  • The 2% non-UK resident surcharge (in effect from 1 April 2021)
  • Mixed-use and corporate flat-rate purchases
  • Worked examples at common price points from £150,000 to £1.5 million

Every calculation shows the band-by-band working so you can see how the total is built up. Every page is dated. Every rate page shows when the data was last verified.

How we keep the rates current

SDLT rates change at fiscal events (Budgets, fiscal statements), not on a fixed annual schedule. When a Budget affects SDLT, the aim is to update the calculator within two hours of the announcement:

  1. Read the precise change in the official Treasury and HMRC documents
  2. Update the rate tables in the calculator engine
  3. Run the full test suite to confirm nothing else breaks
  4. Update the "rates last verified" date in the footer and deploy

The verification date is shown on every rate page. If you are reading this site and the date looks stale relative to a recent Budget, please email us, corrections happen in hours, not weeks.

Built for speed

This site loads in under a second on a 3G connection. It weighs less than most images on the alternative calculators. There are no tracking cookies, no advertising banners, no newsletter pop-ups, and no cookie consent banner because there is nothing to consent to.

The whole site is built on Astro and deployed on Cloudflare's edge network. Every page is static HTML with minimal JavaScript. Where we recommend a mortgage adviser or a conveyancer, the link is clearly marked as sponsored and the calculator output is never affected by it.
